Two of the  issues in Staging are Resale Profit and Market Time.                                                           Understanding the influences that affect your profit and market time will help you to                                                                               achieve your goals with the least amount of hassle.  Today’s busy Buyers want                                                                                             to purchase a stylish, neutral décor “Move-in Condition” home and are willing to pay top                                                                             dollar to do so!  Staging is not just cleaning up and packing a few boxes.  It is a                                                                                fundamental technique that requires calculated repairs, decorating and setting a                                                                                    “Mood”.  You never get a second chance to make another First Impression…. so the                                                                                 impact of small details is a big factor.  Small Details do make big impressions and can                                                                              influence how Buyers perceive the condition of your home; therefore, you want your                                                                                   home have a “Model Home Effect” on perspective Buyers.

Buyers are influenced by subtle factors.  Making sure these factors                                                                               work in your favor is what Staging is all about. One of these factors is                                                                             Personalization of your home. Because a Buyer often visualizes what it would be like to                                                                                   live in your home, it is important that the home is not dominated by a strong personal                                                                         statement.  The stronger your personal statement….the less likely the Buyers will                                                                                   visualize your home as theirs, thus interfering with the “Feel at Home” effect.  The first                                                                                step in the Staging process is to Assess your home’s style, condition and wow-factor.                                                                                  The objective is to view your home’s condition from a Buyer’s Perspective.   Some of                                                                                    you may see this as a depressive chore, however, it should be viewed as an                                                                                    enlightening learning experience necessary to increase your sales profit!  My goal is to                                                                                 help you reduce your stress….not create it!   Once this chore is done…you will have an                                                                         accurate picture of your home’s condition…what works and what doesn't’t.  The most                                                                           surprising factor in Staging is the fact that everything you do to enhance the sale of                                                                                  your home can be accomplished without spending a lot of money.  For a small                                                                                   investment of effort and time you can achieve your goals!  Your first step will be to                                                                             separate emotionally from your home.  It is imperative that you think of your property                                                                                   as a commodity intended for market and sale….and not just your home!
